Inheritance and real estate in Russia for foreigners
Inheritance and real estate in Russia for foreigners
Foreign heirs and owners may need to deal with a Russian notary, EGRN records, title documents, translations, tax questions and court disputes about property located in Russia.
Inheritance route
Russian inheritance usually starts with the notary at the place of opening of the inheritance. A foreign heir must prove identity, family relationship, death of the deceased and the connection with Russian property. Documents issued abroad may require apostille or consular legalization and Russian translation.
If the six-month period is missed, the question becomes whether the term can be restored or whether the inheritance was accepted by actual actions. The evidence must be prepared before the court route is chosen.
- death certificate and proof of last residence
- documents confirming kinship or will
- Russian property records and EGRN extract
- translations and legalization status
Real estate disputes
Foreign owners can face registration refusal, defects in title documents, unauthorized transactions, boundary disputes, utility debts or claims from co-owners and relatives. The legal route depends on the register entry, the transaction history and the evidence of possession or payment.
Sale and risk check
Before selling or buying Russian real estate, documents should be checked for authority, restrictions, marital consent, minors, powers of attorney, currency-control implications and possible sanctions or banking issues.
